What is a Flip Score?
A single 1–100 score of how strong a property looks as a fix-and-flip, from price vs. comparable $/sqft, condition signals in the listing remarks, days on market, and price cuts. It’s a starting point to underwrite — not a guarantee of profit.
Why does a listing say “condition unverified”?
On the current data source there are no agent remarks, so condition can’t be confirmed from text. The Flip Score then leans on price and market signals, and we label it honestly.
How do the free and Pro plans differ?
Free shows that matches exist (score, est. spread, fuzzy area) on a short delay. Pro unlocks exact address, photos, the listing agent, and push alerts. Calculators are always free.
How do I contact an agent?
Pro opens your mail app with a prefilled all-cash offer draft. FlipBeacon never sends email for you — you review and hit send.
How do I cancel or delete my account?
Manage or cancel your subscription in Account → Manage. To remove everything, use Account → Delete account (permanent).
